Project description: Revised Final Site Plans and Building Plans
for an addition to and exterior renovation of an existing office/warehouse building
and related site improvements. The proposal for the existing 13.19 acre site and
130,389 square foot building consists of demolishing the one-story building in the
southeast corner, raising the existing roof structure of the original 62,050 square
foot portion of the building by about 10 feet to 3.5 feet above the roof of the
north half of the building and installing a new exterior of precast panels on the
east and west elevations, and adding a 70-foot deep full length one-story 18,561
square foot addition of the same height and a precast panel exterior on the south
side. Use mix is proposed to be 25 percent office and 75 percent warehouse for the
entire building, requiring 269 total parking spaces.

Project description: Xcel proposes to plat three Bloomington
parcels and one Edina parcel into two lots to create a 2.78 acre site for a new
substation with frontage on and access to Washington Avenue. Applications are filed
for variances to: 1) the height of front screening wall; 2) Floor Area Ratio; 3)
and Minimum building size based on less than 2,000 square-foot equipment building,
and a Conditional Use Permit for the substation. A Final Site Plans and Building
Plans application will be required prior to development. Portion of property
package lying east of Nine Mile Creek in Bloomington will be added into an abutting
developed lot located in Edina.
