Project description:
The applicant requested approval for a Final Development Plan for a two-phase
development with 130 bed memory care facility. The design accommodates a two phase
development approach with the two structures connected by a common corridor on the
south side.
The first phase would be the single-story phase along the north side of the
property with the two-story building along Hopkins Road being Phase two. Phase one
would construct the entire parking lot and other infrastructure to accommodate
Phase two. The applicant proposes emergency vehicle access to Hopkins Road. A
pedestrian connection between Hopkins Road and Lyndale Avenue would not be
constructed until Phase two is completed.

Project description:
The Academic Partnership Center (APC) is a new construction, 76,000 gross square
foot, three-story building. It will be built to the northwest of the new Kopp
Student Center Addition. The building consists primarily of classrooms and office
space. The design of the building is intended to be a feature of the college
campus, and counterpoint the consistent variegated brown colored brick of the
campus.
The primary building program consists of classrooms in a variety of sizes. There
are two large lecture spaces that can accommodate over 100 students; 11 large
classrooms for 60-80 students; 5 medium-sized classrooms for 40-48 students; and 3
small classrooms for 24-30 students. In addition, there are two conference rooms
that will function as small classrooms. The college is emphasizing the use of
larger teaching spaces as a way to better extend their resources. In addition to
the classroom spaces there is an open computer lab facility that can accommodate 70
students in open as well as group study configurations. There are also three office
suites provided for in the building. The Institutional Partners Suite on the garden
level (lowest at grade level) provides shared work station space for instructors
coming from the partner universities. The Continuing Education/Customized Planning
Department Suite on the main level (first floor above grade), and the Business
Department Suite on the second level (top floor) provide office space for
departmental faculty and deans. Both open office and private office work stations
are provided. Each office suite has small conference team work storage/workroom and
reception spaces.
A 4-story parking ramp would be constructed along the west side of the site. The
ramp would provide code complying parking for the proposed expansion.
