Rezoning to new commercial zoning districts

With three exceptions, the City Council has directed staff to delay the rezoning of most commercial property to the proposed new zoning districts in order to allow the upcoming Strategic Planning process to inform the rezoning process. The exceptions involve parcels or areas that are fully or partially zoned to the B-3 Zoning District. Given that significant amendments are proposed to the B-3 Zoning District, the City is considering rezoning all land currently zoned B-3. The areas proposed for rezoning are:

Case 10002A-06

Address: 9200 Old Cedar Ave. S.
Proposal: Rezone from the B-3 (General Business) Zoning District to the B-2 (General Commercial) Zoning District

Case 10002B-06

Address: 8820 Lyndale Ave. S.
Proposal: Rezone from the B-3 (General Business) Zoning District to the B-2 (General Commercial) Zoning District

Case 10002C-06

Address: 20 parcels south of American Boulevard between Queen Ave. and I-35W (see below) Proposal:
  1. Rezone the primary zoning district of 8000 and 8040 Penn Ave. S. , 1601 and 1701 American Blvd. W. , 1550 and 1600 W. 81 st St. , 8000 and 8030 Humboldt Ave. S. and 8033 Knox Ave. S. from B-3, General Business to C-1, Freeway Office and Service
  2. Rezone the primary zoning district of 8005 and 8051 Penn Ave. S. , 2001, 2101 and 2151 American Blvd. W. and 8030 Morgan Circle from B-3, General Business to C-5, Freeway Mixed Use
  3. Rezone the primary zoning district of 1901 and 1951 American Blvd. W., 8049 and 8050 Morgan Circle and 8000 Knox Ave. S. from B-2, Retail Business to C-5, Freeway Mixed Use
